Estimate your total monthly payment — principal, interest, property tax, insurance, PMI, and HOA fees, all together.
A US-style mortgage payment is rarely just "principal and interest" — most lenders roll property tax, homeowners insurance, and sometimes PMI and HOA fees into one monthly bill, commonly called PITI (Principal, Interest, Taxes, Insurance). This calculator adds up all five pieces so the number you see matches what you'd actually pay each month, not just the loan repayment portion.
Enter the home price and your down payment percentage, and the loan amount is the difference between the two. Principal and interest is calculated using the same amortization formula as the site's Loan/EMI calculator, over your chosen term of 10, 15, 20, or 30 years.
Property tax, home insurance, PMI, and HOA all default to 0, so if you only want the base principal-and-interest payment, you can leave them alone. Property tax is entered as a percentage of the home price per year and converted to a monthly figure; home insurance and HOA are entered directly. PMI (private mortgage insurance) only applies when your down payment is under 20% — if you put down 20% or more, the PMI rate you enter is ignored entirely, since lenders don't require it at that point. This matters because it's easy to leave a PMI rate typed in from a previous calculation and forget it's still there; this tool automatically drops it the moment your down payment crosses the 20% line.
Daniel is buying a home priced at 400,000, with a 15% down payment, a 6.5% interest rate, and a 30-year term. Property tax runs 1.2% of the home price per year, home insurance costs 1,500 a year, PMI applies at 0.5% per year since his down payment is under 20%, and his HOA fee is 45 a month.
| Figure | Amount |
|---|---|
| Loan amount (85% of 400,000) | 340,000 |
| Principal and interest | 2,149 |
| Property tax (1.2% of 400,000, monthly) | 400 |
| Home insurance (1,500 / year, monthly) | 125 |
| PMI (0.5% of 340,000, monthly — applies since down payment is under 20%) | 142 |
| HOA | 45 |
| Total monthly payment | 2,861 |
If Daniel had instead put down 20% or more, the PMI line would drop out automatically, saving him 142 a month right there — on top of the principal-and-interest reduction from borrowing less to begin with.
Once you have a result, five icons appear beside the Calculate button. Download saves a clean HTML report, CSV saves the same figures as a spreadsheet file, Copy places a plain-text summary — home price, down payment, loan amount, rate, term, and every line of the monthly payment breakdown — onto your clipboard, Share hands the report to your device's share sheet, and Print opens your browser's print dialog. All of it is created in your browser. Nothing you enter is saved between visits — refreshing the page resets the calculator completely, and no data is ever transmitted anywhere.
